India’s six listed real estate investment trusts distributed a total of Rs 3,136 crore to more than 485,000 unitholders during the first quarter of fiscal 2027. The payouts highlight the expanding role of this asset class in generating consistent income for investors.

The trusts, which include Brookfield India Real Estate Trust, Knowledge Realty Trust and Bagmane Prime Office REIT, held gross assets exceeding Rs 3.17 lakh crore at the end of June. Their combined market capitalisation surpassed Rs 2.17 lakh crore as of August 11, according to the Indian REITs Association.

Collectively, the six trusts manage over 214 million square feet of premium office and retail properties across the country. Since inception, they have distributed more than Rs 34,800 crore to investors.

Shirish Godbole, CEO of Knowledge Realty Trust and chairperson of the association, said the strong distributions reflect resilience despite global uncertainties. He credited healthy rental collections, rising occupancy, asset quality and careful capital management.

Godbole noted that growing investor interest and supportive policies position REITs to play a larger role in India’s capital markets. The listed REIT sector has expanded since the first listing in 2019, offering regulated access to income-generating commercial real estate.

The Indian REITs Association, established in 2023 under SEBI and Finance Ministry guidance, works to promote awareness and development of the sector. All six listed REITs are members.
